From 1st August 2007 residential houses with four bedrooms or more on the market with vacant possession will need a Home Information Pack (HIP). What is a HIP (Home Information Pack)?
The pack must contain copies of the title deeds, searches with the Local Authority and water board and an Energy Performance Certificate (EPC).
The HIP can contain other documents such as planning consents, guarantees and a new form of survey called a ‘Home Condition Report' but although these may be desirable to help with the sale, it is not necessary to include these documents to comply with the new law.
When is the HIP needed?
Until 30th December 2007, as long as a HIP has been commissioned those properties needing a HIP can be marketed even though the HIP is not in place.
How much will it cost?
The cost for providing the compulsory HIP documents is £343.50 (including VAT). The price of the search fees may vary if the property is oustide Coventry.
If additional documents are required, the charge may rise. However, additional documents may help with the sale of the property and may also add value to the sale.A wealth of experience and knowledge
